You can also go to Home Depot early in the morning where the contractors check out. Talk to the clerks about who are the regulars and talk to the contractors in line. Check out their work start to finish and their references. Home Depot is a great place to find a reasonable crew that works for builders. Does the contractor need insurance? You need to make sure you or your contractor has two types of insurance. The Two Types Are: A. Workman’s Compensation Insurance: If you are doing a lot of rehabs, you will want to get a minimum workman’s compensation insurance. If your contractor has workman’s compensation insurance, you will want him to give you a copy of his insurance with you shown as an additional named insured. You then have proof of coverage. Even if you have a minimum policy covering you, you will still need the proof of coverage for your insurance carrier or you will be charged for their cost on your own policy. If you hire a contractor working by himself he can choose to exempt himself from workers compensation, but he needs to sign a form that you get from your insurance company. B. Liability Insurance: Make sure again that you’re named as additional insured on your contractor’s policy or have your own policy. You should talk to insurance experts to determine the amount of coverage you need. C. Builder’s Risk Insurance: You may want to check on getting builders risk insurance for other coverage on your equipment, tools, and etc. How do you pay your contractor? If you are dealing with new contractors that you don’t have a track record on, I recommend that you buy a small amount of materials and see that they get the materials to the job. Only pay for the work that gets done. The question you need to ask yourself is if the contractor walks from the job is there enough money to hire someone to finish the job. Even experienced investors, as well as new investors make the mistake of paying out too much on the job all the time. I have had Home Depot call me and tell me that my contractor is bringing materials back for cash refund. I have had great contractors who I have had a long relationship with me walk off the job. It is a must to hold back enough dollars to hire someone to finish the job. I don’t care how long you have worked with contractors you have to inspect the job before paying. If you don’t inspect the work, don’t get in the business. Consider placing a provision in your contract that final payment is contingent on passing a city certification inspection. Should you have a contract with your rehab crew? I say yes. At the end of this article is a sample contract. See your attorney for what you need in your contract. Should you pull permits? Moneynet CEO Richard Brown said “The majority of graduates are looking at servicing a minimum debt of Ј15,000 until their mid-thirties.”University debts are now seriously starting to cause problems for the younger generation. The debts generated at college have for many combined with the spiraling house prices forcing them to stretch themselves financially. The CAB has lodged a “super complaint” on behalf of their clients, to get the Office of Fair Trading to launch an investigation into the issue.The CAB stated several different problems with the policies including:- common difficulties such as bad backs or mental health issues which often lead to claims, are being excluded to prevent payouts- self employed or contract workers are frequently excluded from claiming- time limited payout periods reduce the length of time that claims will be paid out for- low payment amounts being paid for successful claims, usually only covering only the possible minimum payments on a loan- delays in payments being made following the initial claim and leading to increased financial difficulties for the claimant CAB has said that 85% of its clients who had tried to claim on their PPI policies had been turned down, however the industry is claiming that only 15% of claims are rejected.David Harker, CAB chief executive, said "We badly need an official investigation of how this market is operating, leading to effective regulation that ensures a fair deal for all consumers, and which also protects the most vulnerable".More of the nation’s young adults are coming out of university and starting their working life with greater debts. Ok so you have been on a few softball or soccer teams where there is one good kid who players much better then all the rest. Most of the games he/she carries the team and it is expected that he/she will raise to any occasion if needed. How do you deal with this as a coach? What is the reason for the team? To win right? That should be simple then. Play the good kid all the time. Wrong and here is why. We will take a not so big step from youth sports to military training. What do they have in common? Just about everything. Lets take a look at it more closely. They both have individuals of different abilities when they start. They have one goal. Many ways to achieve it. Rules to play (or fight as it were) within. They have to hang together to be effective. And they have to like one another. There are two aspects to a team. First its physical aspect. How fast it is. How strong and so on. Then we have the mental aspect. How well it can think. React. Keep it together. Deal with stress. You can train the first all you want but without the second you will have no chance at all to succeed. Why is this? Because we are only as good as we think we are. Allow me to illustrate with a story about children and flees. In South America children would put flees into a jar and place the lid back on. Once the flee started to jump it would bump into the lid of the jar. After only a few minutes the flee would stop jumping as high and just jump low enough to avoid the lid. At this point the flee was let out of the jar, but would never again jump higher then the lit had allowed. We are no different, we too react to limitations. We will not keep running into a locked door or try to walk on water. We learn very quickly from observation. it has long been thought that the military will break you down so they can build you up to be a robot that follows orders. That is a load of stuff for sure. Nobody is broken down ever. A broken soldier is worth nothing. A soldier who stops thinking he is better then the guy next to him, is. When you should a group of people they can do something they did not think they could, they bold through the positive experience. Don't get me wrong, they bond through negative too, but that is for another article. The power of positive. So let's say we have to show some year olds how to be a better soccer team. Would it be better to tell them what they did wrong or to tell them what they did right? Yeah, you got it. Stick with the positive here. Are you ready for retirement? Sure, you’re mentally prepared to leave the everyday rat race, to throw your alarm clock in the garbage, and to spend your days doing whatever you so please. The question is: are you ready financially? If you’re like most Baby Boomers, the answer is probably “no”. A recent study by the Employee Benefits Research Institute showed that over 50 percent of workers ages 45 to 54 have less than $50,000 saved for retirement. The Center for Retirement Research (CRR) at Boston College completed a study that showed nearly 54 percent of low-income Baby Boomers born between 1955 and 1964 are at risk for missing their retirement savings goal. Research by Fidelity Investments shows that most Baby Boomers have enough saved for retirement to replace just 59 percent of their full-time working income. The numbers don’t lie: most Boomers are not ready to retire, regardless of what they think. But all is not lost. It’s never too late to start planning your retirement. However, the closer you get to retirement age, the more aggressively you need to save. It’s also possible that you might have to work a few years longer than you thought you would, or pursue money making ventures outside of your life-long career. Okay, say you’ve hit the big 5-0. Retirement is suddenly not such a far off proposition, but a short-term reality. In no way are you ready financially, so it’s time to buckle down. The first thing you need to do is take a good, long look at that 401(k) of yours. Max it out. That’s right, make yourself a budget and sacrifice if you must, but find every last available dime and pump it into that fund. It deserves your attention. Also, don’t rule out working a few more years. Many people love their jobs, have friends at work, or enjoy being part of the everyday work force. How to build a fortune in the stock market 5 questions every investor needs to ask of their investment strategy
Every investor’s investment strategy should adequately address the following five questions: (1) What specific stocks will I buy? (2) When should I buy these stocks? (3) How should I buy these stocks? (4) When should I sell these stocks? (5) How should I sell these stocks? In addition, the answers for questions #2, #3, #4, and #5 should vary depending upon the different components of an individual’s stock portfolio. If the answers for questions #2 , #3. #4, and #5 exhibit no variance, then the risk profile for all stocks in the portfolio will be the same, an undesirable trait. There is a very good reason why people that try to mimic the portfolios of very wealthy successful investors never can achieve nearly the same success as the investors they mimic. The reason is that they can only answer one piece of the above 5-part investment puzzle – the question of what to buy. In fact, I could open up my portfolio to investment novices, show them all the stocks I own now, and out of 1,000 novices, all of them would have an extremely difficult time duplicating my future returns. In fact, it’s entirely plausible that investors would lose significant amounts of money on the very same stocks that would produce my largest gains. Why? Again, understanding a complete investment system will determine portfolio returns, not just knowing what to buy. Why Most Investment Firms’ Strategies Fail to Adequately Address the 5 Questions The evolution of job titles for investment professionals from broker to financial consultant to financial advisor is ironic, because the original title, for the great majority of employees in this industry, is by far the most accurate. Most financial consultants are nothing more than brokers that broker the money you give to them. They serve as middlemen between you and the money managers hired by the firm, and are so interchangeable with one another that a retail investor’s portfolio returns are not likely to vary significantly from one consultant to another at the same firm. Back when I worked as a “broker” at a Wall Street firm, I remember hearing a story about a very successful (meaning high-income earner) financial consultant that bought nothing but exchange traded funds (ETFs) for his clients. His rational for doing so was four-fold. (1) Mutual fund expenses were too high (true); (2) Expenses on ETFs were low (true); (3) The overwhelming majority of money managers can’t beat the performance of the major domestic indexes (true); and (4) Therefore, ETFs were the best way to invest for his client (false). Global investment firms never train their brokers how to be superior stock pickers. They train them how to be superior salespeople. So in concluding that allocating entire portfolios solely to ETFs was the absolute best possible strategy for his clients, this particular consultant’s logic was erroneous. The consultant drew this conclusion solely based upon his foundation of investment knowledge, one primarily filled with investment sales strategies. In fact, though I was never able confirm this, I heard many anecdotal stories that this particular financial consultant was able to outperform the vast majority of financial consultants at the firm with his “I will only buy ETFs” strategy. Though I wouldn’t be surprised if this were true, the fact that this particular consultant was able to gather so many clients based on such a faulty strategy was a remarkable statement about the average investor’s knowledge of how to build wealth. To me, as unknowledgeable as financial consultants are about proper wealth building strategies (given their constant diet of investment sales strategies), this proves that the average retail investor, even those with millions of investable assets, are far less knowledgeable. In conclusion, every retail investor should thus utilize the 5 questions of building wealth to determine if his or her investment strategy is faulty or strong. With any strong investment strategy, all 5 questions will be relevant. Own a faulty investment strategy and most likely, one or more of the 5 questions will be irrelevant. And the faultiness of the strategy no doubt will be manifested in weak returns. To illustrate how the 5 questions of building wealth will “out” any poor investment strategy, let’s take a look at a couple of examples. Let’s start with two different portfolios, one primarily built around ETFs; the other primarily built around Mutual Funds. (1)What Specific Stocks Should I Buy? Neither the Mutual Fund or ETF strategy can answer this question, so you don’t even need to ask the final four questions to know that neither of these strategies will help you build wealth. How about a portfolio that consists of all individual Chinese stocks? This portfolio passes question #1, the question of what specific stocks to buy. Next, if we drill down to see how this portfolio was constructed, the portfolio manager’s answers to questions #2 and #3 - “When were these stocks bought and why?” and “How were these stocks bought and why?” – will reveal whether or not the portfolio was indeed constructed solidly. Finally the portfolio manager’s answers to questions #4 and #5 - “How will these stocks be sold and why?” and “When will these stocks be sold and why?” will reveal if strategies are in place to lock in profits or minimize potential losses. However, remember the earlier point I made in this article: “the answers for questions #2, #3, #4, and #5 should vary depending upon the different components of an individual’s stock portfolio.” Most likely for a portfolio built on stocks that trade in a frothy, emerging market, there will be little variance in the answers for questions #2, #3, #4 and #5. This lack of variance again would expose the weakness of this investment strategy. As the definition reads to craft is "to make or produce with care, skill, or ingenuity". For those who have gone beyond simply skilled to be craftsmen and craftswomen they can rely on their knowledge, experience, and instinct to create writing that does more than simply delivers -- it also sings. So, I believe, writing is all three -- a skill, a craft, and a gift. Some writers find their ability spans all three while others never progress past the level of skill.

Mix garlic, red pepper and salt; rub onto wings. Pour Ranch dressing into Glad® food storage bag; add wings. Shake bag to coat wings.
